750kW Heating for Hi-Rise

No 1 Collins Street is possibly Melbourne’s first post-modernist commercial building, being completed in 1984. Designed by internationally famous architects Denton Corker Marshall, it is noted for incorporating the original 19th century heritage buildings on the site which were facing the street-front. This approach of retaining and inclusively building around heritage buildings became standard in Melbourne CBD developments for the next 25 years.

The Basement heating plant to provide the building's heating requirements was in need of an upgrade from the existing system which had reached its end of life. HydroHeat and BAXI boilers were selected for the installation. The flexible and compact nature of floor mounted BAXI Power HT+ boilers allowed for easy installation into the limited access space. Cascade installation of 5 x BAXI PoweHT+ 150kW boilers served to create a total 750kW heating power.

The specification included 5 x new BAXI Power HT+ 150kW gas floor mounted condensing boilers, in addition to all required system components to complete the total installation. A custom stainless steel flue system was designed to extract waste gases to external. As HydroHeat were able to supply all the components required for the project this meant a much simpler installation process for the contractor.

The BAXI Power HT+ boiler's rated efficiency is up to 105.5% at 50/30ºC, with the condensing burner reusing waste flue gases and reducing noxious waste (up to 80% NOx, 90% CO) The boilers operate in cascade to maximise efficiency and modulate their output to adjust and match to the load.

The new heating plant was installed by AG Coombs and provides a best in class, highly efficient commercial gas heating solution for an existing Hi-rise building.
