Commonwealth Offices Heating Upgrade

The Treasury Commonwealth Offices Building in Melbourne is a heritage listed building constructed in 1911. It was the first office building constructed by the newly formed Commonwealth of Australia and reflects the fact that Melbourne was the seat of the Commonwealth Government until the opening of Parliament House in Canberra in 1927.

The internal heating plant that provides the building's heating needed an upgrade from the existing system to maximise efficiency and energy usage in line with government mandates, with HydroHeat and BAXI boilers being selected for the installation scope. The compact nature of the floor mounted BAXI Duo-Tec MP+ boilers allowed for easy installation into the restricted access space, with the boilers being mounted onto custom made rack plinths to suit the install.

Cascade installation of the 6 x BAXI Duo-Tec MP+ 150kW boilers provides a total 900kW heating power. In addition, system accessory components including HydroHeat Chemical Dosing Pot and Condensate Treatment system were used. Custom individual stainless steel flues were designed to extract to waste gases to external.

The BAXI Duo-Tec MP+ 150kW boilers feature a Stainless Steel Heat Exchanger and integral High Pressure modulating pumps. The condensing burner reuses waste flue gases and reduces noxious waste by up to 80% NOx and 90% CO. By operating in cascade the boilers maximise efficiency by modulating their output to match the required load. The plant is connected to a building management system which incorporates control, run and fault signal information and sends back reports to the building maintenance manager.

This plant provides the perfect retro fit heating solution of highly efficient commercial gas boilers in a 100yr old heritage listed building.
