The St Boulevard is a luxury, resort style residential development in Melbourne’s inner south. It comprises 3 residential towers linked by an expansive landscaped garden sanctuary with a vast lagoon pool and spa as well as an indoor spa, sauna and steam room.

The pool and spas are heated exclusively by BAXI outdoor gas condensing boilers. The boilers are installed in cascade which allows them to cycle according to the heat load to reduce operating cost, increase energy savings and provide a constant even temperature in the pool.

The four Baxi Duo-Tec MP+ boilers supply 440 kW (4 x 110 kW boilers) of heating for the outdoor pool (220,000 lt), the two spas (12,000 lt indoor spa & 22,000 lt outdoor spa) and spa air handling unit. The boilers have a turndown (modulation) ratio of 1:9 which gives a total heating system turn down of 1:36. Furthermore, the boilers were supplied with integrated full modulating pumps. Baxi gas condensing technology in the MP+ increases boiler efficiency as the condensing pre-mix burner reuses waste flue gases and reduces noxious wastes.

The cascade operation means that the complete pool heating system modulates in entirety, i.e. boilers are only commissioned when heat load demands giving greater efficiency as boilers are only brought online consistent with heat requirements. With pool heating requirements generally at 26º to 30º and cascade modulation the boilers maintain operation at close to their maximum design efficiency of 97.2%. Cascade operation also benefits maintenance in the event of one boiler requiring servicing or being offline, as operation is maintained with part load redundancy.
