Pitt Street Sydney Retro Fit Boiler Upgrade

Located opposite Pitt Street Mall in Sydney’s CBD this A Grade 22 level office tower was completely refurbished with state of the art systems and finishes used throughout. BAXI Power HT boilers were chosen to replace the existing heating system and played a significant role in helping the building achieve an outstanding 5 Star Nabers rating. This large installation was undertaken by Premier Mechanical Services.

The existing 2 x 900kW (force draught) boilers were replaced by 12 x 150kW BAXI Power HT units. Site access was heavily restricted being in the centre of Sydneys CBD, requiring indoor installation to the plant room which was on the 22nd level. No crane access was available and door widths throughout the building were standard 950mm width only. In addition, the building remained tenanted throughout the entire installation.

The first step was to de-commission and dismantle the existing boilers to enable extraction via the elevators. The compact 12 x 150kW BAXI units were ideal for re-install, being easy to transport through the building via lifts and stairs. A custom sized common flue with adaptors and branch take offs was manufactured and fabricated to suit. The new boilers were installed, connected and commissioned via two separate banks of six at a time.

The two banks of six boilers were installed back to back with common flow and return pipe to a Hydraulic separator. One cascade controller was used for the whole 1800kW plant with BMS connectivity. Installation was undertaken by hydronic specialists ‘Premier Mechanical Services’ (contact Brad Lawrence), and a final site visit and inspection was performed by HydroHeat.
