Luxury hydronic floor heating and panel radiator heating systems in architect designed coastal retreat of over 120 squares in size. Featuring seven bedrooms and five bathrooms, the home uses premium finishes and shows intricate craftsmanship throughout with no expense spared. The kitchen area alone features a separate scullery and it’s own cool room, and the stunning quality of the build is evident in every fine detail of the intricate Hampton’s style. The house itself is perfectly positioned on acreage, with magnificent outlooks across rolling pastures to the ocean.
For a home such as this, demanding the best specification in every aspect of construction, a hydronic heating system was the obvious choice for maximum comfort and efficiency. Split over five separately zoned systems, the home features an Emmeti floor heating system as well as Henrad Panel Radiators and uses Baxi Gas Boilers as the heat source. Specialist hydronic heating contractors SL Heat were commissioned by the owners to undertake the heating system design and installation.
The system is both energy efficient, low maintenance and extremely effective, with five boilers powering the seperate zones within the house providing ease of control and maintenance with built in redundancy. The largest zone controls approx 200sqm of floor heating with 2 banks of manifolds looking after 16 seperate floor circuits. Each individual floor circuit is kept to a similar length with approx maximum piping of 100 metres to evenly distribute heat throughout the floor.
The floor heating is installed using the wet in-screed method. Emmeti floor panels and PE-Xa 17mm pipe were laid on top of the base slab, then once the panels and piping were in place and fitted off, a screed layer of 70-80mm was poured over the pipes and floor panels sealing them in. The system is pressure tested prior to pouring to ensure there are no leaks.
The floor heating is used for the large open plan living areas and hallways which are finished with timber engineered flooring and stone paving. The carpeted Bedrooms on the ground and upper floor are in seperate zones and are heated with Henrad panel Radiators. The radiator systems use 100% copper pipe throughout with soldered joins. All pipes in the radiator circuits are insulated to ensure minimal heat loss, piped into the zones controlled by the individual boilers.
The install makes a large complex system very simple in operation as it avoids the complexities of plumbing a large system from a single boiler or plant room. It also enables part load redundancy so that if one zone fails, others remain operational. Thermostat temperature control is via easy to use Honeywell T4 Wall Thermostats (with additional remote sensors), which are intuitive and feature simple operation for use by homeowners.
The end result is a beautifully comfortable and elegant coastal retreat with every luxury at hand. The project is a testament to craftmanship and what can be achieved using the best available systems and products.
