Victoria University Heating Upgrade

The Victoria University City Queen Campus in Melbourne’s CBD is a classic heritage building in the heart of Melbourne's legal precinct. It houses the University's law and justice courses.

An old atmospheric copper finned tube boiler was providing the heat source for the building and had become redundant, requiring an upgrade to a more energy efficient heating solution.

To facilitate this the old single boiler was removed and replaced with 5 x new BAXI Luna Duo-Tec MP+ gas wall mounted condensing boilers. The BAXI Luna DuoTec wall mounted MP+ condensing boiler range has built in modulating primary pumps, and a new stainless steel hydraulic separator was also installed to ensure perfect circulation through the boilers and heating system.

The BAXI Luna Duo-Tec MP+ boilers operate with a lead lag strategy. With 5 boilers installed we are able to achieve a 1:25 modulation. Meaning the boilers will modulate to adjust their output and match the load of the building perfectly. There is also a condensate treatment system installed to neutralise the condensation before it is drained into the sewer.

The boilers cascade operation maximises efficiency across all boilers, with the lead boiler automatically changing every 500 hours of operation to ensure even usage of all boilers. In the event of a fault the built in redundancy of the remaining boilers maintains heating system continuity.

The heating plant is connected to a building management system which incorporates control, run and fault signal information and sends back reports to the building maintenance manager.
